Permit Requirements by Equipment
Gas furnace replacement: permit required ($80-150). Gas boiler replacement: permit required ($80-150). Water heater replacement: permit required ($60-120). Heat pump installation: electrical permit required ($80-120). Central AC installation: electrical permit required ($80-120). Ductless mini-split: electrical and potentially building permits. Noise Regulations
Vancouver noise bylaw: maximum 55 dB at the property line during daytime (7 AM-10 PM) and 45 dB at night (10 PM-7 PM). Heat pumps and AC units must meet these limits. Some residential areas have stricter limits. Noise from HVAC equipment is measured at the property line — not at the unit itself. Mitigation (sound blankets, barriers) may be required for units that exceed limits.
Clearance and Property Line Rules
HVAC equipment must maintain: 3 feet (0.9 meters) from property lines (unless noise-rated for closer placement), adequate clearance from windows and doors (check specific distances for flue terminals), and compliance with the BC Building Code for seismic strapping (water heaters) and gas appliance clearances. Your contractor should verify compliance during installation planning.
